The Romanian Parliament adopts this law + Article 1 Rental contracts, regardless of owner, on housing areas with the destination of housing, subject to cloud and rental according to Law no. 5/1973 , as well as those used by the social-cultural and educational establishments, political parties, trade unions and other non-governmental organizations, being executed on the date of entry into force of this law, shall be extended by right on a the 5-year period under the same conditions. + Article 2 Rental contracts having as their object the same surfaces provided in art. 1, existing on January 1, 1988, as well as those concluded and expired after January 1, 1988 shall be renewed, under the same conditions, if the tenant still occupies the housing space that was the subject of the rental. + Article 3 Art. 1 or 2 shall also apply accordingly to those who rent State property garages. + Article 4 Art. 2 also applies to disputes between landlords and tenants, pending before the courts, having as their object the eviction of tenants for lack of title. + Article 5 The provisions of this law do not apply to disputes between the owner and the tenant having as object the exchange provided by art. 64 64 of Law no. 5/1973 nor the rental contracts concluded by tenants with private owners after January 1, 1990. + Article 6 It does not benefit from art. 1-4 tenants who have improperly changed the destination of the rented space. In these cases, legal entities exercising the right of state property are required to ask the courts to terminate the lease and evict tenants. + Article 7 No later than 30 days after the publication of this law in the Official Gazette of Romania, the Government will draft and submit to the Romanian Parliament the draft law on rents. This law was adopted by the Chamber of Deputies at its meeting on February 3, 1994, in compliance with the provisions of 74 74 para. (1) of the Romanian Constitution.
