§ 1 Operating costs

(1) Operating costs are the costs incurred by the owner or property owner by the property or inheritance law on the property or by the intended use of the building, the outbuildings, facilities, facilities and the land. are created. § 2 List of operating costs

Operating costs within the meaning of § 1 are:
1.
the current public burdens of the land, including the property tax;
2.
the costs of the water supply, including the costs of water consumption, basic charges, the cost of hiring or other types of use of water meters, and the cost of their use, including the costs of the the cost of calculating and apportionment, the cost of maintenance of water-quantity regulators, the cost of operating an in-house water supply system and a water treatment plant, including the processing materials;
3.
the costs of dewatering, such as the fees for the house and land dewatering, the cost of operating a corresponding non-public installation and the cost of operating a drainage pump;
4.
the costs
a)
the operation of the central heating system, including the exhaust system, including the cost of the fuel consumed and its supply, the cost of the operating stream, the cost of operation, monitoring and maintenance of the plant, the regular checking of their operational readiness and operational safety including the adjustment by a specialist, the cleaning of the plant and the operating space, the costs of the measurements according to the Federal Immission Control Act, the costs of the Hire or other types of use of equipment for use in -the collection of excise duties and the cost of the use of equipment for consumption, including the cost of calibration and the cost of calculation and distribution
or
b)
the operation of the central fuel supply system, including the cost of the fuel consumed and its supply, the cost of the operating flow and the cost of the monitoring, and the costs of cleaning the plant and the operating space
or
c)
the autonomous commercial supply of heat, including from installations within the meaning of point (a), which includes the charge for the supply of heat and the cost of the operation of the associated domestic installations in accordance with point (a)
or
d)
the cleaning and maintenance of stage heaters and gas-specific fireplaces, including the costs of disposing of water deposits and incineration residues in the plant, the costs of the regular check of operational readiness and Operational safety and the related adjustment by a specialist as well as the costs of the measurements according to the Federal Immission Control Act;
5.
the costs
a)
the operation of the central hot water supply system, including the costs of the water supply in accordance with point 2, if not already taken into account, and the cost of the heating of the water in accordance with point 4 (a)
or
b)
the autonomously commercial supply of hot water, including from installations within the meaning of point (a), including the charge for the supply of hot water and the cost of the operation of the associated domestic facilities as referred to in point 4 (a)
or
c)
the cleaning and maintenance of hot water equipment, including the costs of removing water deposits and residues of combustion inside the equipment, as well as the costs of the regular check of operational readiness and operational safety; and the related recruitment by a skilled person;
6.
the costs of connected heating and hot water supply systems
a)
in the case of central heating systems in accordance with point 4 (a) and in accordance with point 2, where they have not already been taken into account,
or
b)
in the case of the self-contained commercial supply of heat as referred to in point 4 (c) and in accordance with point 2, where they are not already taken into account,
or
c)
in the case of interconnected floor heating systems and hot water supply systems in accordance with point 4 (d) and in accordance with point 2, where they have not already been taken into account there;
7.
the cost of the operation of the person or burden of goods, including the cost of the operating current, the cost of supervision, the operation, monitoring and maintenance of the plant, the regular check of its operational readiness, and operational safety, including the setting by a specialist and the costs of cleaning the plant;
8.
the costs of road cleaning and waste disposal, the costs of road cleaning are the fees payable for public road cleaning and the costs of corresponding non-public measures; the costs of the disposal of waste include, in particular, the fees payable for the disposal of waste, the costs of corresponding non-public measures, the cost of the operation of waste compressors, refuse collection facilities, waste disposal facilities and the operation of waste collection facilities including the cost of calculation and distribution;
9.
the costs of cleaning of buildings and the control of the vines, the costs of cleaning of buildings, the costs of cleaning up the parts of the building shared by the inhabitants, such as access corridors, corridors, stairs, cellars, floor rooms, washing kitchens, the car the lift;
10.
the costs of gardening, including the costs of caring for gardening land, including the renewal of plants and trees, the care of playgrounds, including the renewal of sand and the care of places; Access to and access to non-public transport services;

the costs
a)

or
b)
the operation of the private distribution network connected to a broadband network, including the costs referred to in point (a), and the current monthly basic charges for broadband connections;

the cost of the operation of the laundry facilities, including the cost of the operating current, the cost of monitoring, caring for and cleaning the facilities, the regular check of their operational readiness and operational safety as well as the costs of the water supply in accordance with point 2, in so far as they are not already included therein
17.
other operating costs, such as operating costs within the meaning of § 1, which are not covered by points 1 to 16.
